Buyer Side

Contract Preparation & Documents

  • Prepare purchase agreement and supporting documents for the initial offer

​

  • Draft and manage all addenda throughout the transaction

​

  • Provide buyer with required documents, including HOA, CCRs, and disclosures

​

  • Prepare compliance documents for commission approval

​​

Signature & File Management  

​

  • Manage all signatures and document delivery to parties (lender, title, buyer, co-broker)

​

  • Keep contract platform updated and organized for broker

​​

Deadlines & Transaction Tracking â€‹

​

  • Create a customized closing checklist in A-Frame for buyer and broker

​

  • Track and manage all deadline dates, including earnest money and home inspection

​

  • Update broker on important dates via A-Frame and text (if requested)

​

  • Follow up with title and lender regarding all deadlines

​

Communication & Coordination â€‹

​

  • Communicate with title and lender to receive preliminary closing numbers

​

  • Order, schedule, and follow up with vendors (title, inspectors, appraiser, surveyor)

​

  • Provide buyer with local utility contacts and assist with utility transfers

​

Seller Side

Contract Preparation & Documents

  • Prepare the listing agreement and all supporting documents for the seller, including tax levy certificate, property disclosures, and information sheets

​

  • Draft and manage all addenda related to the listing agreement

​

  • Create all addenda for incoming offers

​​

MLS & Marketing Support â€‹

​

  • Create MLS draft for broker review

​

  • Upload photos, videos, and property details to ensure accurate online presentation

​​

Deadline Management & Client Updates â€‹

​

  • Track and manage all seller deadlines throughout the transaction

​

  • Communicate important dates and requirements directly with the client

​

Communication & Coordination â€‹

​

  • Schedule and coordinate vendors such as appraisers, inspectors, and contractors

​

  • Work with title to ensure any seller conditions are met prior to closing

​

  • Request and review the settlement statement for accuracy

​

  • Schedule closing for seller and broker

​​
